Dear Coventry Farm HOA Residents,
As we wrap up 2025, here are some important updates:
Board Openings and Meetings
By-laws allow for seven directors and all seven 2025 board members are planning to run on the 2026 ballot. Board meetings continue to occur monthly, with timing posted on the website under My account / Board; residents are welcome to attend.
2025 Improvements
Below is list of capital improvements completed this year:
- Purchase of a replacement automated pool cleaner
- Replacement of clubhouse Smart TV
- Replacement of clubhouse flooring
2026 HOA Dues
HOA dues will remain $375 per lot, due by February 15, 2025. A $50 late fee applies to payments received after March 1, 2025.
- Invoices: Sent via email in early January from QuickBooks. Paper invoices will be mailed to residents without an email on file.
- Payment Methods: ACH (details on the invoice) or check. Checks are preferred and can be mailed to 115 Windsor Drive or dropped in at the clubhouse mailbox.
New Residents
We have a significant number of new residents in our neighborhood. A total of 12 property purchases occurred in 2025 - a record number in the last 3 years. With so many new residents joining our community, we encourage everyone to extend a warm welcome when you see new faces around the neighborhood.
